The Senior Project Manager oversees the entire aspect of each of his/her respective projects. Job cost, labor traits and reporting to Senior Management on all of the above responsibilities. Supervising/hiring/terminating staff consisting of Project Managers, Superintendents, Assistant Projects Managers, Project Engineers and administrative support staff, depending on the size of the project. Determining schedule of the project. Working closely with Owner’s reps and design teams. Review and approve all correspondence requisitions, sub payments and any other information processed by the Project Manager or Assistant Project Manager. Subcontract/Purchase order development. Review of project budgets/ schedule of values. Ability to prepare and negotiate claims. Ability to prepare and negotiate change orders.

The Project Manager is responsible for the supervision and administration of construction activities for one or more projects and for fulfilling the terms of the contracts of his/her project(s). Depending upon the type and scope of the work, the Project Manager is from either the Civil or Mechanical group. Large projects may require managers from both areas. On competitively bid contracts, the assignment of a Project Manager is normally made once the Company has been determined to be the low bidder, or immediately after the contract is signed. On negotiated and turnkey contracts, the Project Manager may be assigned as soon as it appears an agreement will be reached with the client. In this way, continuity is assured, as the same Project Manager(s) handles negotiations leading up to the contract signing, and continues to supervise and direct the actual construction activities through to completion. At various times, Project Managers are asked to negotiate with prospective clients, to prepare estimates and proposals, to assist in design and preparation of specifications, and to furnish other information which helps the client arrive at a decision to proceed with the project.

The Field Officer Manager reports to the Project Manager and is responsible for ensuring that all field office activities are organized and run smoothly at all times. This individual must possess a thorough understanding of accounting procedures, have proficient secretarial skills, and experience using a personal computer. Vast knowledge of construction required.

Superintendent supervises all field activities including those of subcontractors. Depending upon the type and scope of work, the lead superintendent is either from the Civil or Mechanical group. Large projects may require Superintendents from both areas. Depending upon the size of the project, the Project Superintendent may be assisted by the Assistant superintendent, various craft Foremen, and Field Engineers.
